Public consultation on the proposed regeneration of the former Revolution Bar in Beaconsfield

We are undertaking a public consultation on proposals for the regeneration of the former Revolution Bar on Maxwell Road in Beaconsfield. This is an important site that bookends Beaconsfield Town Centre, but the building no longer represents the kind of space demanded by café or bar operators who want to open in Beaconsfield.

We are therefore planning to demolish the existing building, and bring forward a new residential-led mixed use development on the site.

About us

The Edward Gostling Foundation (‘EGF’) is a Windsor based charity (registered with the Charity Commission since 1998) that supports other UK registered charities and particularly a number of legacy partners, with funding towards projects to support its Vision “that people living on a low income who have a disability or long term illness should have as many as possible of the same choices, quality of life opportunities and aspirations as others more fortunate than themselves”.

For example, the Foundation has supported Thames Hospice in Bray, Maidenhead, for several years having funded its Education Suite at the new hospice in 2017 and a number of other projects including a nurse prescriber training programme which sees nurses being educated to be able to prescribe vital medicines to their patients out of hours.

EGF’s most recent, substantial, donation which takes support of the hospice to nearly £2M in the last 18 months, will allow the hospice to be able to invest in and develop its Hospice at Home Service which benefits many people in Berkshire and Buckinghamshire.

Our proposals

Being on the edge of Beaconsfield Town Centre, this represents an opportunity to provide some of the new homes that Buckinghamshire needs along with flexible commercial/community space.

Around 300 sqm of flexible commercial space and community space facing onto Maxwell Road, providing an active and engaging frontage

New green space, trees, landscaping, and outdoor seating on Maxwell Road to help keep this area of the town centre attractive and improve the biodiversity value of the site

About 30 new apartments on the upper floors, including affordable and accessible homes, with a mix of one, two, and three-bedrooms.

Car parking spaces for the new residents, accessed via the retained vehicular access from Maxwell Rd but hidden at the back of the site, along with secure cycle parking spaces

Connecting with local character

We want to design a new building with distinct character, but which connects with local heritage so it fits seamlessly into the Beaconsfield streetscape.

Our goal is to create:

Attractive public realm along Maxwell Road, with greenery, trees, and outdoor seating

Beautiful modern architecture that complements and fits in with its neighbours

High quality apartments, with balconies and terraces

An arrival space to welcome visitors and occupants to the residential entrance

Servicing areas like refuse and car parking at the rear of the site

Sustainable design principles embedded in the design from the outset

A 4-6 storey building, which respects the amenity of our neighbours but makes the most of a brownfield site close to the railway station and creates a landmark that helps bookmark Beaconsfield town centre

Ground floor town centre uses

Appropriate ground floor uses will help to integrate the building and new community within the town centre, provide new jobs, and give local people a replacement for the site’s previous use as a bar.

The design of the ground floor space will be flexible to accommodate a variety of uses, and make sure that it remains active and useful into the future.

Food and drink – an independent bar or café with indoor and outdoor seating

Co-working/office space – shared work space, often used by freelancers, small businesses, and start-ups

Community space – room for hire by local clubs and groups, overlooking communal gardens

A Community hub – flexible space for facilities such as a local dentist or day care

New homes

The 30 new homes would be a mix of high-quality 1- 2- and 3-bedroom apartments.

Each apartment would have its own private balcony. In addition to the public landscaped area at the front of the building, there would be a communal garden at the rear and a shared garden roof terrace for the building’s residents to enjoy.

In Buckinghamshire, the new government housebuilding target is 4,319 homes per year. By providing some of these on brownfield land, in town centre locations near shops, services, and public transport, that number won’t need to be built in car-dependent green field or greenbelt development.

Being a good neighbour

We are committed to being a good neighbour to everyone in Beaconsfield. We recognise that the building is in a town centre location, with both commercial and residential neighbours.

Our proposals follow a detailed analysis of the constraints of the site. We will:

Step the building down so that the highest parts are not next to residential neighbours, while the active ground floor frontages reflect the town centre location

Retain the  existing oak tree and plant new trees to provide screening to neighbouring properties and visual interest on Maxwell Road

Design the building to mitigate against any daylight or sunlight impact on neighbours

Install a sustainable drainage system to prevent any water runoff from the site – improving the drainage conditions compared to the current hard surfaces

Submit a construction management plan with the application to minimise disruption during the construction period

Consult properly with Beaconsfield residents and listen carefully
